Haslem Hotel, Lisburn Square

Konstruct Interiors is the bespoke interior fit-out and refurbishment contractor responsible for transforming the existing retail building at Lisburn Square into the 45-bedroom Haslem Hotel.

The conversion of the 26,000sq ft property into a hotel delivered Lisburn’s first city centre hotel and a fresh new meeting place for the local population.

The £4m hotel in Lisburn is part of the The Beannchor Group, which include The Merchant Hotel and Bullitt Hotel. As well as the hotel bedroom conversion for Haslem Hotel, Konstruct Interiors was contracted to work on the hotel foyer and hospitality space – a lobby bar and restaurant.

The interior of the hotel has been fitted out in a relaxed, no fuss urban hipster style. However, according to Konstruct Interiors, professional design and fit-out is about much more than creating interiors that look beautiful and perform on a practical level. It’s about creating inspiring spaces that really connect with the end user, building an environment where they can live their best life, or do their best work.

Design and Build
Konstruct Interiors specialises in hospitality, corporate, leisure and deluxe residential projects. Hanna Mechanical Services

Hanna Mechanical Services carried out the complete mechanical services for the 45-bedroom Haslem Hotel, including plumbing, air conditioning and ventilation, new kitchen, restaurant and bar area as well as the BMS.

Incorporating all the services into the existing building proved to be a challenge, but one that Hanna Mechanical Services met with gusto.

Glenn Coburn, Contract Manager at Hanna Mechanical Services explains, “The building previously operated as a retail store which meant a lot of internal reconfiguration had to be undertaken to turn the building into a hotel. Also, the industrial-style design of the hotel interior specified that all services were to be left exposed, so we had to be extra neat and tidy. That meant that the co-ordination between us and all the other trades had to be precise.”

Established in 2003 by Gary Hanna, Hanna Mechanical Services are domestic, commercial and industrial plumbing and heating specialists. Their highly qualified, experienced team of engineers know how to complete a job on time and on budget. That’s what’s earned them the reputation for delivering work within tight contract programmes while also maintaining a high level of workmanship.

The Haslem Hotel’s ‘no fuss’ industrial style interior means that much of Hanna Mechanical Services work is on display to all hotel visitors, bar and restaurant diners. “I’m very proud of the work we carried out in close co-ordination with all the other contractors,” says Glenn. “It’s a quality installation and I’m delighted that so much of it’s on show to the public.”

AG Electrical

Described as a “casual and relaxed no fuss hotel”, the Haslem Hotel, Lisburn, County Antrim features 45 bedrooms, an 80-seater open-plan lobby and bar area, 68-seater restaurant, residents’ gym, and conference room. The bespoke interior fit-out and refurbishment contractor, Konstruct Interiors, looked to AG Electrical to carry out the full electrical package for the project.

This included General & Emergency Lighting, Fire & Security Systems, Audio Visual Installation, Structured Cabling and every other electrical requirement that the project demanded. AG Electrical designed an impressive architectural lighting installation for the hotel, with the majority of products procured from local lighting supplier, Lightsource.

Standout pieces were tailor-made and shipped in from Italy. “We used a Lutron dimming system throughout the property to help create the right lighting ambience for the different hotel areas,” says Adam Gilmore, Managing Director at AG Electrical.

“The hotel interior style is young and fresh, and the lighting reflects that. What sets AG Electrical apart from their competition is the lengths they go to in order to listen and understand their client’s needs.

Adam explains, “When the client, architect or designer shares their design vision of where they want to go with the project we dive into the nuts and bolts of it to get a lighting design feel.”

Stoneyford Engineering

Stoneyford Engineering carried out alterations to the existing steelwork at Haslem Hotel as well as fabricating steelwork for the front entrance and temporary steelwork for the lift shaft.

The team was on the job for the entire project timeline, carrying out both structural and cosmetic works.

A family company, Stoneyford Engineering has been operating with great success for over 25 years. Based in Lisburn, the firm provide services and products to both domestic and industrial clients covering all areas of steel fabrication from simple driveway gates to structural steel. They’ve also achieved BS-EN1090 Exc 1&2 CE standard for all structural steel engineering.

Declan Phillips, Owner of Stoneyford Engineering says the project went without a hitch and he was full of praise for the fit-out contractor. “Konstruct Interiors were both efficient and prompt in making sure all works that we needed to carry out were prepared for and carried out in a safe and secure environment. Armatile

Armatile worked with Place Lab Architects on the tile specifications and the fitout team at Konstruct Interior Solutions to source the high quality tile finishes that delivered the industrial style flooring for Haslem Hotel.

Contracts Manager, Glenn Spence explains the process, “The architect had specific ideas on how he wanted the hotel to look so my task was to find the right products that met his design brief.

“The client wanted a modern style with a touch of warmth so we had to combine both and make them work together. The challenge was finding aesthetically pleasing ranges that met the important technical characteristics of hard-wearing, stain-resistant and slip-resistance surfaces ideal for busy commercial premises with a lot of foot traffic. This was particularly so when sourcing visually striking decorative floor tiles for the restaurant area.
Although challenging at times the final result is fantastic.

The Ballymena-based firm drew upon years of experience and their d&b audiotechnik Installation Partner Status to deliver a d&b audiotechnik audio solution to provide fantastic background music and DJ capable sound coverage throughout the bar and restaurant areas of the newly completed hotel.

Place Lab

Place Lab designed “Haslem”, Lisburn’s only city centre hotel. The brief was to convert a series of disused spaces to provide a 45-bedroom hotel, to include seven apartments, a restaurant, bar and kitchen facilities. However, Place Lab likes to deliver more than just spaces.

“We create places,” says John Smylie, Director at Place Lab. “This is so important to us, that’s why we call ourselves Place Lab. Our aim at Haslem Hotel was to create both a warm and memorable meeting place as well as a fresh and comfy place to stay,” says John.

“We worked closely with the client, The Beannchor Group, on a vision for the interior style. That is urban hipster; welcoming, colourful and vibrant with high ceilings, exposed structure and services to give a loft/warehouse feel.”

As well as fulfilling the role of Architect and Interior Designer, Place Lab also acted as Lead Consultant, Contract Administrator and Principal Designer. “In this way we get an overview of how to bring the whole project together. I’m delighted with this new intervention in Lisburn from a place-making point of view. That’s our signature: creating nice places that people love.”
