£1.3m Modern Tyres depot at Dargan Crescent in Belfast showcases Killowen Contracts’ commitment to going the extra mile to deliver a cost-effective build...

Originally a partial demolition, retrofit and extension brief, when Killowen Contracts took a detailed look at the Modern Tyres depot costings they discovered it would be better value to the client if they demolished completely and rebuilt.

Work included demolition of an existing unit and extension to provide a new build industrial unit with office space and included all siteworks.

The sleek new depot delivered by Killowen wasn’t without its challenges, says Paul McClorey, Quantity Surveyor. “The site is located in a known ground fill area and there were concerns of contaminated ground. We put in pilings with ground beams and a tied steel in concrete floor structure under the building and throughout the 3,400 m2 concrete yard.

“Prestige Air supplied and installed a Visqueen Ultimate RadonBlok DPC throughout the building along with an electric pump installed in a void under the office area to pump out Radon gas if present.”
Along with the office area and toilets the steel frame depot includes six lorry bays and two car bays with roller doors and hydraulic jacks. Insulated fire cladding, glazing (including feature glazing) and brickwork finished the unit off in smart style.

“It was an interesting project to be involved with,” says Paul. “The Radon gas membrane and pumping system installation was a first for us, which adds to our pool of construction experience and knowledge. There are always new methods and systems to learn about.”

GOH Electrical Contracts Ltd

GOH Electrical Contracts Ltd delivered the full electrical package at the new Modern Tyres depot, Dargan Crescent, Belfast. As well as supplying power into the office and depot, GOH Electrical Contracts Ltd installed the security alarm, CCTV system, data and comms and security lighting. In the lorry and car bays, GOH installed power to operate the roller doors and hydraulic jacks.

Bann Architectural Systems Ltd

Bann Architectural Systems Ltd was sub-contracted to work on the new Modern Tyres depot, Dargan Crescent, Belfast to deliver high-quality aluminum doors, curtain walling and glazing.

Formed in October 2010, Bann Architectural Systems Ltd is an authorised fabricator of the Metal Technology and APS suite of profiles.

The Banbridge-based firm installed the Metal Technology architectural glazing system at the Modern Tyres depot. The project was a smooth operation for Bann Architectural Systems Ltd, from fabrication to installation.

“This was a pretty straightforward project from our point of view,” says Kyle Bowman, Director at Bann Architectural Systems Ltd, “with the majority of the installation focused on curtain walling.”

“The project went really well for us, and we’re delighted to add Modern Tyres to our portfolio. We have worked alongside Killowen Contracts on many previous jobs and have developed a great working relationship over the years.”
